Beli rumah ni, tidaklah semudah beli Milo kat Aeon.
‘Pelaburan Hartanah’ ni mudah, tapi tidak la semudah beli koleksi Oro Italia kat Habib Jewels.
Tak semudah itu Tuan-Tuan dan Puan-Puan (dan Cik-Cik) sekalian.
Bile transaksi itu melibatkan hartanah, ia bukan sahaja memerlukan modal wang Ringgit, tetapi ia juga memerlukan sabar. Tak kiralah beli untuk pelaburan (disewakan) ataupun beli untuk duduk sendiri. Keduanya memerlukan sabar.
Berikut adalah kronologi aku beli rumah dari time mula-mula aku bayar duit tanda jadi (earnest deposit?) pada 7 August 2015 sampai lah aku pindah masuk rumah tiga hari lepas, 10 August 2016.

::Submitted application to another RHB Bank referred to by property agent
::got an email from Standard Chartered Bank, that their panel Valuers quoted the property I intended to purchase at RM160k
::I asked Standard Chartered Bank to contact the Property agent; they are unable to accept the valuation provided by the property agent as the Valuer is not on Standard Chartered Bank’s panel of Valuers.

:: Followed-up with Public Bank, was told that some information on wife’s particulars and employment were missing

:: Followed-up with Public Bank, confirmed that application has been duly processed
:: Followed-up with Maybank, apparently some documents sent was not received because mail attachment was limited to 5MB, sent to his personal gmail instead.
17 August 2015 [Monday]
:: Received text message notification that financing application with Maybank is being processed
:: CIMB Bank approved ~ BR+1.25% = 5.25%; BR=4%
:: RHB Bank approved ~ BR+1.80% = 5.80%; BR=4%
18 August 2015 [Tuesday]
:: Followed-up with Bank Islam, processing has not started because apparently I submitted my documents but did not submit my loan application form. I totally forgot about it, but it amazes me that she didn’t even bother to remind me since i submitted my documents to her on the 7th.
:: Followed-up with AmBank, apparently system is down and unable to process loan application since last week.
19 August 2015 [Wednesday]
:: Got a text message from Maybank officer at 8:14AM (bank belum bukak lagi), my financing application was approved. BUT, he made the mistake of submitting my financing application based on commodity murabahah financing product, instead of financing product based on Musyarakah Mutanaqisah contract.
:: Maybank will resubmit my application again 🙂 At least now I know that Maybank can get it approved.
:: Maybank’s rate approved is BR+1.45% =4.65% ; BR @3.2%
:: 4:44PM ~ RHB Bank approved revised rate ~ BR+0.65% = 4.65%; BR=4%

:: Received text message from Maybank at 11:44AM, loan has been approved.
:: 2:07PM – CIMB Bank officer texted to know if I have decided to accept their loan offer
:: 13:44PM Maybank Officer informed that loan loan re-application under Musyarakah Mutanaqisah has been approved, but he needs me to email him a copy of the Sales Booking Form. I told him that the copy that I have does not have the seller’s signature; if he needs the copy to be properly signed by the seller, then I advise him to contact my Property Agent; he said it’s alright, the current copy that I have is sufficient. I told him I’ll email it to him when I get home.

:: Called Mazwan Pathma and spoke to Kalai, sent scanned copy of signed SnP and signed Loan Offer to her and she has confirmed receipt. Tentatively will be signing document on Thursday 17th September 2015
15 September 2015 [Tuesday]
:: Received a call from Valuer; Siti from Fazilah Fikri, tel: 019-3669343, she wants to know if property is subsale, if property is bought through agent, and if I have signed SnP agreement. Advised her to engage Property agent and sms her Qua’s phone number.
:: She has spoken to Qua as at 2:48PM but has not set a date for site visit. I told her that if she want’s to do it on Saturday, I’d like to join.
22 Sept 2015 [Tuesday], 10:35HRS
:: Called and spoke to Valuer; Siti from Fazilah Fikri, tel: 019-3669343, she confirmed based on her visit yesterday the valuation of RM201,300 can be met.
:: She is not sure what the bill will amount to. I informed her my limit is RM800.
22 Sept 2015 [Tuesday], 1200HRS
:: Walked in to Mazwan Pathma office in Bangsar and signed Loan Facility Agreement and other stuff.
:: Called Rashid Asari, Farina said that the courier guys has just taken the documents for Stamping, so tentatively can be picked up tomorrow.
:: Kalai from Mazwan Pathma agreed to try and make the sum of the legal fees for the loan documentation to be around what she has last proposed i.e RM4254.xx. I told her, preferrably if she can it below RM4k, that would be most ideal; she acknowedge to try her best.
23 Sept 2015 [Wednesday], 1443HRS
:: Called Rashid Asari, Farina confirmed that the SnP has been stamped.
:: also spoke to Hanafi, Blanket consent transfer is not yet received.
30 Sept 2015 [Wednesday], 1615HRS
:: Called Siti the Valuer to find out if report has been issued.
:: She arranged for the Valuation company to callback
:: at 1636HRS; received a call from Fazilah Fikri Seremban branch (06-6758646), spoke with Afida.
:: Apparently, Siti is a valuer for another Valuation company and she does part time valuation assessment for Fazilah Fikri Seremban on commission basis.
:: When she is done with site visit, she sends her report to Fazilah Fikri Seremban.
:: The report then gets signed by a signatory in Bangi branch (?!?!)
:: Then the report can be sent to me and Maybank Credit Admin Centre
:: Bill stands at RM800
12 Oct 2015 [Monday], 1225HRS
:: Called Fazilah Fikri Seremban branch (06-6758646), spoke with Afida. Asked why I have not received the valuation report, she said since Bank is paying, both report will be sent to Bank, and Bank will pass a copy to me once money has been disbursed.

:: 1138HRS ~ Got a call from Maybank Officer, Rizal [012-9162424] (who replaced Vasanthan Kumar) that I need to sign a supplementary letter of offer BECAUSE there was a miscalculation of RM1 in the MRTA calculation. (langsung aku anugerahkan carutan paling agung buat Maybank yang bisa ku pikirkan saat itu)
:: 1348HRS ~ Asked Maybank Officer Rizal about the April 20th email, Rizal sighted and confirmed that the Invoice sent by Valuer to Maybank is for an amount of RM850.00
:: 1347HRS ~ Called back Valuer Fadzilah Fikri, spoke to Aida, she can reissue the invoice and send via email to Maybank before 3.00pm ; with the Valuation feee price as agreed with Afida on 30th September 2015 i.e RM800

:: 1540HRSS ~ Called Kalai (Mazwan Pathma), she confirmed that Maybank home-financing cheque has been issued to KDU College (the seller of the property) and a letter has been faxed to Tetuan Rashid Asari along with the scan copy of the cheque

Siyes aku tak pecaye makan masa setahun daripada aku view dan berkenan kat rumah, sampailah aku selamat pindah segala barang kami masuk rumah ni. Pekh!
Crew AKmovers memang gua respect! angkut barang dari lori right up to tingkat 5 naik tangga 100%. Takde cacat cela pun barang aku kecuali tiga item ni
Jadi kepada bakal-bakal pembeli rumah pertama diluar sana, bertabahlah dalam usaha membeli rumah. Untung dapat beli freehold, laju sket proses tukar nama kot. Kena rumah leasehold macam aku ni, selagi Kerajaan Negeri tak sign-off kelulusan tukar milik, tunggu la sampai bulan jadi biru (literally)
